Real Estate recap this week


The rate of distressed home sales fell to 2008 levels in February and should return to a historically normal level in mid-2017 if the annual decrease seen that month holds steady, according to data aggregator CoreLogic.

Here’s what happened this week in the real estate market:
The number of seriously underwater homeowners inched up slightly during the first quarter due to slow home price appreciation, according to housing data provider RealtyTrac.
Home prices continued to rise in February, posting higher annual gains than in January, according to the latest Case-Shiller 20-city Composite.
The number of homes that went under contract rose for the third straight month in March, the National Association of Realtors reported.
Although most analysts have shown optimism for a strong spring homebuying season, online mortgage marketplace provider Zillow reported that its 30-year fixed mortgage rates have been flat for the past month.
New research from emerging markets portal Lamudi shows that Pakistan has the most eco-friendly homes for sale and for rent among the 30-plus countries in Asia, Africa, the Middle East and Latin America the site examined — for the second year in a row.
Better inventories and softer prices in the mid and upper tiers, improved levels of equity, strengthening income levels, and forecasts of rising rates coupled with pent-up demand and faster rising prices for entry-level homes could make this the perfect year for move-up sellers and buyers to move on up.
Mortgage rates inched up this week amid mixed economic reports.
Purchase mortgage loan activity is gaining momentum as the housing market enters the peak spring buying season, according to Ellie Mae’s latest Origination Insight Report.
The big news of the week: The U.S. economy stalled in the first quarter, GDP rising 0.2 percent. And long-term rates, which go down on weak economic news, instead went up.

St Louis has 3 of the wealthiest areas

Great article in the Riverfront times about St. Louis, stating 3 of the wealthiest areas in the nation are here.  They are Town & Country, Ladue and Frontenac.

In order to build its list of the wealthiest suburbs, Business Insider ranked the suburbs by median household income per the 2008-2012 U.S. Census Bureau American Community Survey Estimates.

Only St. Louis and Dallas landed three suburbs in the list of the 25 wealthiest.

New Home Sales Soar by 18%

Sales of new U.S. single-family homes surged in August and hit their highest level in more than six years, offering confirmation that the housing recovery remains on course.

The Commerce Department said on Wednesday sales jumped 18.0 percent to a seasonally adjusted annual rate of 504,000 units. That was the highest level since May 2008 and marked the second straight month of gains.

While the new home sales segment accounts for only 9.1 percent of the housing market, the increase last month should allay fears of renewed housing weakness after a surprise decline in home resales last month.

A survey last week showed homebuilder sentiment hit its highest level in nearly nine years in September, with builders reporting a sharp pick-up in buyer traffic.

In August, new home sales soared 50 percent in the West to their highest level since January 2008. Sales in the populous South increased 7.8 percent to their highest level in 10 months. In the Northeast, sales rose 29.2 percent, but were flat in the Midwest.

Common Documents Required For A Mortgage Pre-Approval for Home Buyers

Even though many lenders are still quoting quick 10 minute pre-qualifications over the phone or online, a true mortgage approval that holds any weight is one that has been issued by an underwriter who has had an opportunity to review all of the necessary documents.
With a constant stream of new lending guidelines, volatile mortgage rates and tightening regulation from Washington, very few real estate agents will show new homes to a First-Time Home Buyer without at least a pre-qualification letter.
A Pre-Approval Letter will help you in three ways:
It’s obviously a good idea to get your paperwork prepared ahead of time so that the pre-approval process is as thorough as possible.
In order to get a pre-approval letter, you’ll start by filling out a loan application and submitting a few documents for the loan officer and / or underwriter to review.
Common Loan Pre-Approval Documents:
Income / Assets for Wage Earner:
  • Last 2 year W2s and Tax Returns
  • 2 most recent Pay Stubs
  • 2 most recent Bank Statements, 401(K), Liquid Assets, Investment Accounts
Income / Assets for Self-Employed:
  • Last 2 year Tax Returns – Business and Personal
  • Last Quarter P&L Statement
Letter of Explanation For:
  • Employment Gap or New Line of Work
  • Late Payments / Judgments / Bankruptcy on Credit Report
Other:
  • Bankruptcy Discharge
  • Child Support Documentation
  • Lease Agreements (If own other Rental Properties)
  • Mortgage Payment Coupons (If own other Real Estate)

Most borrowers also want an opportunity to learn more about the loan officer before digging up all of these personal documents. Spend 15 minutes on the phone asking the loan officer to explain how mortgage rates work, quizzing them on some basic industry vocab or just to see if they know what to prepare your agent for ahead of time. The Q&A session can be more than just a lender qualifying you, as long as you’re prepared to ask the right questions.
Either way, you’ll definitely want to have the above list of approval documents ready once you’ve decided on the right loan officer that you trust will meet your expectations.
